The most common reality check for a new land buyer is not the price of the lot. It is the cost and planning involved in making the lot ready for a home.
Every property Providential Real Estate currently sells already has three important pieces in place:
- A completed perc test
- Community water available at the road
- Electric power available at the road
That removes much of the uncertainty buyers normally face with raw rural land. You will still need to plan and pay for the connections from the road to your homesite.
1. Septic
Rural homes commonly use a private septic system. The exact permit and installation requirements depend on the state and county where the property is located.
What's required
A typical installation includes:
- A perc test to confirm soil suitability
- A system design sized for the home
- A septic permit from the local health department
- A licensed installer
- A final inspection
All of our lots have already completed a perc test. We provide the available results for the property you are considering, so you do not have to start that process from scratch.
Key planning notes
- Review the completed perc test first. It helps determine the appropriate system and placement.
- Drain-field location affects the rest of the build. You cannot build or drive over it.
- Get a property-specific quote. Septic costs vary by soil, bedroom count, system type, and local rules.
2. Water
Option A: Connect to the community water system
All of our lots have water available at the road. Contact the local water utility for the property, request a meter and service connection, and arrange the line from the meter to your homesite.
Connection charges and trenching costs depend on the utility and the distance from the road to your planned home.
Option B: Drill a well
A private well may still be an option if you prefer one and local rules allow it. Before choosing this route, get a written quote from a licensed local well driller and confirm typical depth and water quality in that area.
Option C: Cisterns and rainwater
Cisterns and rainwater collection can supplement water use where local rules allow. For most buyers, connecting to the community water system is the simplest path because service is already available at the road.
3. Power
All of our lots have electric power available at the road. You do not need to identify or fund a utility extension to reach the property.
To establish service:
- Contact the local electric utility serving the property.
- Tell them where you plan to place the home.
- Request a site visit and a written connection quote.
- Have the required meter base and service line installed.
Your cost depends primarily on how far the homesite is from the road and whether you choose overhead or underground service.
Solar and off-grid
Solar may still make sense for an outbuilding, well pump, backup system, or a buyer who specifically wants an off-grid setup. For most buyers, using the power already available at the road is the simpler and less expensive starting point.
4. Internet and cell
Rural connectivity varies by property. Common options include:
Starlink
Starlink is widely available anywhere with a clear view of the sky and is often the most reliable universal rural option.
Fixed wireless and cellular home internet
T-Mobile, Verizon, and local fixed-wireless providers may offer home internet where signal is strong. Check the exact property address with each provider and test your phone while touring.
Wireline service
Cable or fiber may be available at some properties but not others. Ask the provider to verify service at the exact address rather than relying on a general coverage map.
