Our standard down payments are kept workable, but we know even a low down payment is not pocket change for every family. Sometimes the buyer is ready and one or two extra paychecks would make the timing work.
For those situations, we may split the down payment across a short, agreed schedule. Here is exactly how that works.
The standard
For most buyers, the process is:
- The down payment listed on the lot is paid upfront
- The lot comes off the market while we prepare the contract
- We email you the Contract for Deed
- You print it, sign it in front of a notary, and send it back to us
- Monthly payments begin on the agreed date
That is the normal path for most buyers.
The split alternative
For a buyer who cannot quite pay the full down payment in one payment, we may accept a short split such as:
Half now + half within 14 days
Or:
A third now + a third in 7 days + the final third 7 days later
The exact structure depends on the buyer's situation and the lot. We agree to every amount and due date in writing before any money changes hands.
When we'll do it
The split exists for specific timing situations:
1. The buyer is clearly serious but timing is tight. Examples include a paycheck, bonus, or other confirmed funds arriving soon.
2. The lot is one we are comfortable holding for up to 14 days. A high-demand lot may require the full down payment upfront.
3. The buyer has a real, transparent plan. "I can pay part today, part next Friday, and the balance the Friday after that" is a plan we can work with.
4. The buyer is local or otherwise easy to verify. A buyer we can verify and communicate with clearly may be a better fit for a split arrangement.
When we won't do it
1. If you cannot put down any money now. A split requires a real commitment upfront. We do not hold lots with no payment.
2. If you previously walked away from an agreement. A returning buyer in that situation may need to pay the full down payment.
3. If the lot is in high demand and other buyers are ready. Holding it would not be fair to those buyers.
4. If the plan depends on uncertain events. A possible settlement, inheritance, or other unconfirmed money is not a reliable payment plan.
How a split works
- You call or email us about a specific lot.
- We talk through your timeline and the amount you can pay on each date.
- We put the split in writing with exact amounts and due dates.
- You make the first payment. The lot comes off the market for the agreed period.
- You make the remaining payment or payments on time.
- Once the full down payment is paid, we email you the Contract for Deed to print, sign in front of a notary, and return.
Total elapsed time is typically no more than 14 days from the initial payment.
What happens if a follow-up payment is missed
- We call you to find out what happened.
- If it is a one-time issue with a clear solution, we may agree to a short extension in writing.
- If you go silent or the plan will not work, we cancel the arrangement and put the lot back on the market.
Money already paid is not refunded. It compensates Providential Real Estate for the time the lot was held off the market and could have been sold to someone else.
Other flexibility we offer
Extended down-payment window. Our standard split is completed within 14 days. If you need up to 21 days for a specific, verifiable reason, we may consider it.
First payment date adjustment. If a different day of the month fits your paycheck better, ask us before signing.
Payment schedule adjustment for tight months. In some situations, we may agree to an adjusted schedule if it is planned in advance.
Co-buyer additions. We can usually add a family member to the contract without changing the financial terms.
What we won't do
- We won't accept $0 down in exchange for higher monthly payments.
- We won't waive the down payment in exchange for a higher interest rate.
- We won't rent-to-own. Our agreements are purchases, not rentals.
- We won't hold a lot indefinitely without completed payments.
When the right answer is "save more first"
Sometimes the most responsible answer is to wait. If finishing the down payment within the agreed short window would leave you unable to make the monthly payment comfortably, save more first and contact us when the numbers work.
What we tell people
- A split solves a specific timing issue, not a general affordability problem.
- Be honest about your timeline. We would rather you request 21 days and finish early than promise 14 days and need much longer.
- Communication is the rule. If something changes, call us before the due date.
